If your property is held on a DDA lease, the conveyance deed and related title documents should be reviewed to establish the lease term, allotment authority, conversion position and transfer conditions.

Banks may consider the remaining lease period when assessing whether a leasehold property can adequately support the proposed loan term.

Illustration

A 90-year DDA lease granted in 1985 has approximately 49 years remaining in 2026. A 20-year loan would leave approximately 29 years on the lease.

Leasehold Discount

A Government Approved Property Valuer may consider the difference between comparable freehold market value and the applicable leasehold characteristics.
